Preventive Maintenance

What we do during a Performance Tune-Up:

Performance Furnace Tune-Up

  • Perform heat exchanger inspection
  • Clean and adjust all safety devices
  • Inspect pilot and/or flame sensor
  • Clean and inspect burners
  • Inspect motors, and if necessary, lubricate
  • Clean and replace standard filter if necessary
  • Check for carbon monoxide leaks
  • Test for natural gas leaks around furnace
  • Check blower compartment
  • Check furnace for proper cycling
  • Measure temperature variation on supply/return
  • Check and adjust tstat if necessary
  • Check, and if needed, tighten all electrical connections
  • Inspect condensate line
  • Inspect condensate pump
  • Check duct work
  • Inspect fanbelt tension
  • Check thermocouple
  • Test ignition system for proper operation
  • Measure blower motor ampage and voltage
  • Test safety and control circuits for proper operation
  • Customer consultation on condition of equipment

Performance Air Conditioner Tune-Up

  • Check operating temperatures (Evaporator temp drop)
  • Check voltage of outdoor compressor
  • Check and adjust supply and return vents if required
  • Inspect motors and if necessary lubricate moving parts
  • Clean or replace standard air filter
  • Check low voltage wiring and contactor
  • Inspect condensate line
  • Inspect condensate pump
  • Check, and if needed, tighten all electrical connections
  • Check for visual refrigerant leaks
  • Check, and if necessary, adjust thermostat calibration
  • Test humidistat operation if applicable
  • Check ductwork
  • Test safety and control circuits for proper operation
  • Test float switch if applicable
  • Inspect electronic air cleaners if applicable
  • Check temperature differential
  • Check fan motor amperage draw
  • Inspect service valves
  • Check condenser coil and advise
  • Clean and adjust blower components
